Rates/terms depend on US credit (if any), property type, rental amounts, etc so there is a ton of variables. 

If you use different sources it will be difficult to calibrate the different scores, but think of it as a percentage of the max available score.This particular score seems to be based on an applicant's credit history, including payment history, credit utilization, and credit availability. 

Is using variable rates say 1 to 3 year periods on a 25 year asset.  

HELOCThis takes either first or second position (depends on whether you have a mortgage) and is a variable rate line of credit.

There are way too many variables that are out of their control in that scenario.We’ve now invested in about 4 states.  

Many variables seem to be the cause of this to include house price, property taxes, interest rates, etc.I really want to utilize my VA loan for MF properties & live in one portion and rent the others.

I'm willing to wager a significant percentage of both those groups are pre-approved or pre-qualified but not really approved.

What percentage of sellers are still contributing in some way, do we have data or knowledge of this?

There are too many variables that would go into that algorithm to get a handle on it without actually seeing it.The bottom line is that a good owner can remain in the top of the rankings on both platforms.
