I’ve found 1 person per room, quiet hours 11-7, no pets, no indoor smoking/vaping, color coded shelves and cabinet space, electronic locks and front door cameras really help.

=======There is no school that teaches this that I know of--contracting is ("Skilled" Manual Labor) for a profit.Some trades have apprenticeships, but that can take years of hard labor, in the hot sun, or in the cold snow.I'm not saying you can't do it, I'm saying to get experience in so many trades will take until you retire.If you want to be a GC you need to know how to bid and how to supervise subs (meaning getting the quality work done that you expect them to do).The reason I gave you some questions to ask yourself is contractors I've met seem to have (an interest) in this type of stuff that goes beyond just working with it, like Nascar Fan has interest in all of the Nascar details. the engine, the pistons the drivers weight, new go fast gadgets and etc...But if it's what you want to do--I say go for it--but go for it with your eyes open.Here is a video about pneumatic framing nail guns (they weigh about 8 lbs loaded + a bulky long rubber air hose)Is this something you would want to hold 8 hours a day?

For example, some of my tenants ask for physical internet connection (wifi alone is not enough), so I created a router mesh that connects all the rooms.I also noticed that when I have most of the house as software engineers (two of them were working on the video editing side), my 1200 Gigabyte data maxed out on the third week, so I upgraded to unlimited data to make them happy.I also put smart locks and smart gadgets to make the house appeal more to them.I noticed when I take the extra mile, once they come, they keep renewing since they are living in a pretty much "smart home"

For my SFH rental in California (San Francisco, a tenant friendly city), I also state: late charge of $25 and $20 per day (not to exceed $200 per month), no candles, no fragrance plug-ins, no illegal drug use, no smoking and no vaping of any products inside the house (I'm okay with weed use in the back yard or outside since marijuana is legal here), tenant mops up standing water, oil spills in driveway, etc.

You can still have the same problem if the wire nut is loose (applying a load downstream will melt the wire nut), and you can have a problem at the pigtailed outlet if the screw for the short wire is loose - but only if you plug something into the pigtailed outlet.Some home inspectors have a plug-in gadget made by Ideal or Fluke that allows them to find things like this.

I don't know about other landlords, but I do a quick Google of those who requested a viewing, and I ask them to fill out a quick questionairre before I even schedule a viewing, things like how many parking spaces do you need, do you intend to smoke or vape on the premises, your move in date etc...When I do Google their names sometimes I see criminal records listed.
