I've sold properties to investors who hold portfolios and for lack of better word the properties are all trash and then I've dealt with some who have a well-oiled machine.

After reading many of the posts by broker/agents my takeaway is that honest, experienced, knowledgeable and competent agents are tired of the inexperienced, part time, or fly by night agents (fly by night: someone who enters as a salesperson for whatever is “hot” at the moment, be it real estate, oil and gas leases, used cars, etc) muddying the waters and causing them twice the work to close a transaction.  

There is a chicken/egg problem there because you need the business to need the warehouse and you need the warehouse to have the business.Also, I've thought about finding an accredited investor who would put the money into an oil well on my behalf.

If not (ie two full-time working spouses) your only other option is going into land conservation deals, solar deals, or oil and gas deals - all of which have some risks.Explained in a different way...1) There are ordinary/W2/active income on one side.

I’ve tried eating 1x a day for 1 year (Not healthy for me) and various water fasting protocols to eventually settling on my current lifestyle of: 1)Taking stairs daily 2)Intermittent fasting of 16 hours daily/ 3-4 Day water fasts Quarterly3)Mineral consumption daily using Fulvic Acid, Icelandic Kelp, a powdered Electrolyte to regular water, Spring Water (Minerals are ESSENTIAL to hydration) 4)Daily Fruit consumption 5)Grass Fed, Grass finished Beef 6)Minimal Fried foods (I still LOVE French fries) 7)No seed oils (only Tallow, butter and/or avocado oil) 8)Cut back on white flour and grains (Minimal breads, pastry, pasta) 9)No soda 10)No dairy (Cow’s milk is for baby calfs)11)Minimal alcohol (Maybe Vodka or Tequila RARELY) 12)At lease 7 hours of sleep daily13)No watching CNN, MSNBC, NY TImes, Washington Post, NPR or ABC, NBC, CBS…………….

I may even move into my little bungalow eventually when I get off the road working (oil and gas industry ) my W2 job.

On the inside, the apartment was left pretty dirty..greasy stove from oil being over heated, dust all over ceiling and walls(an impressive amount), wall stains from what looks like candles or incense burning?

You could go oil/gas rights. 

You want to investigate the full range of possible 1031 options (residential, commercial, syndicated, active, passive, oil/gas/solar, etc.) if you're hunting for income.  

A few more passive, but riskier, ways to offset w2 income are oil and gas investing and ATM investing which have funds.
