There are plenty apartment buildings, the issue is finding them at the right price point - as in any hot market. 

I know people who do this and I do not believe there are issues with it, but speak to an attorney and they should probably notify the company if they are an employee of that company that they are doing this.

To avoid any problems with your tenants I’d hire a property management company for 1 year to take care of the issues.
