As I'm sure many of you know, BiggerPockets was completely offline all Thursday evening from about 7pm EST until 2:10am EST.Our hosting company experienced a series of unfortunate events (starting with weather and ending with battery backup failures) which led to all sites under their watch being unavailable.

You can fund the transaction with a mortgage/loan, but in the event financing is unavailable and you cannot close, you are risking your earnest money deposit and possibly more.

The closing costs are much less on a per unit basis on your MFRs, as opposed to a package of SFRs needing individual appraisals, title work, etc.So you can buy a nicer B-class MFR property with moderate 75% financing, and enjoy higher ROI than your unleveraged SFRs.Or you can buy a C-rated MFR with high enough occupancy to get financing, and really capture a huge ROI.You can also lock in 30 year fixed rate financing on larger MFR properties that is totally unavailable on SFR packages.And obviously you can take down a bunch of units at once and get your capital to work.

Buyer wants low down, low interest and longest term possible.Without getting fancy a decent contract for a decent property might be 10-20% down, 30 yr amortization, maybe 6% interest with a 7 yr pay-off (balloon).The possibilities are almost endless but best to keep it simple KISS.Refinance out of your owner contracts, or get some kind of guaranteed extension as soon as you can so you don't find yourself one day facing a balloon with a hiccup in unavailable financing.Long-term owner finance is the best thing if possible- not as likely.
