Often pretty quickly....see something online at 1pm and I'm meeting you there at 2pm to see if we can lock it up before someone else did. 

It would be a shame to rent it long term to someone who can lock in rent control at these depressed renal rates (and then never move out). 

Specific technical issue that triggered this post.

Apart from it being an awesome town, we are also land locked by the Navajo reservation and national parks.

I do not have to do anything right now, I just need to learn, wait for the right opportunities, or create them - for example by trying to use subject to and take over someone else's payments who locked in a lower interest rate from a few years ago. 

The best piece of advice I can give is just pull the trigger.

I just wanna make sure, the 10+ years lock-in period is making me a bit anxious.  

Most wholesalers are not good at what they do, are unlicensed (which is illegal in most states), and lock up the property in a contract with zero risk to the wholesaler.

Every small relief in rates triggers a rush of buyer traffic, I would take advantage of this fall and winter before the cyclical spring market rush.
