(Sidenote, cattle inventory in the US is at an all-time low and now we are shutting down imports from the south because of a parasite "new world screwworm") - so I guess my steaks are going to go up no matter what. 

I also have great contractors that are familiar with what prices are.I guess all in all it boils down to experience.

Bc entropy sets in and as humans we all have a tendency to become lax with time.  

I guess I'm not allowed to say anything nice about that as well or does that make me the owner of the company? 

Maybe their guess at what the market value is is actually what the market value could potentially be if someone (the next owner) does the hard work of getting the rents up to that value.

If I was guessing I would say run on the bank and cash flow issues. ???

Ok, well I guess I have no advice seeing as you don't actually need money. 

Too much patching required with those 1/4" lag screws, and besides, a TV goes where it goes I guess..so if a tenant wants to wall-hang a TV you could just ask them to leave the mount.
