I know most of your comment aim at people who probably start with 20K and bring small properties. we are planing on investing 250k to 500k as a 25% down payment a year, hence the question.

Rents are $3K but we're aiming for $4.5K/month* Went from a 3/1 to a gorgeous 5/2 and from 988 sqft to 1,700 sqft* Spent $225K, with $150K on the basement and exterior, with the rest used for upstairs, furnishing and landscaping.

Pricing seems to be centering around the 50-80 percentile.The units that used to aim high on pricing have dried up.
