You post makes me want to remind everyone that florida isn't an easy market to enter short term rentals.

It's not easy to admit mistakes.I think you should start by eliminating the get-rich-quick mindset.

It’s very easy as tenants pay like clock work electronically and are very reasonable for scheduling repairs.

If they do move in, at least you've proven you can successfully manage an STR, which isn't easy.

Maybe you get it done easy enough some times, but then other guests won't sign it because ... they're lazy, they're unsure why you're doing something separate from Airbnb, for any number of reasons. 

An appraiser likely isn't going to spend time giving you much feedback in advance (unless you have a connection or they are super slow).   

@Drew Sygit it says our house is worth around $325,000, I kind of understand what you're saying but we're still super new and learning yet.

No house is going to be perfect and some things are an easy fix.  

Those couple of little small stress cracks  in the wall you took a picture of as well as the hole in the door are easy fixes.
