You need to understand your likely range of returns.Check other rentals in the area to see if any of them lack a dining room.

The dining area of the camper is set up exclusively as an office area.

Pex Piping , no slider or door for rear access from inside the house (have to add a side gate entrance to the rear) No garage, No Dining room. this is a 3/2 1100 per side 2023 build Duplex on 0.3acres inside a neighborhood. what do you think about that?

Most recently, I paid $625 for a 650 sq ft apartment this included walls in living/dining/kitchen/hall/bath/bedroom, ceiling in living room, and trim in kitchen. 

I get your restaurant analogy, but it's wildly flawed, here is how: What your arguing is one would go out and look at a Subway, look at a McDonalds, look at a sandwich truck, look at a "Mom-Pop" Taco joint, look at a fine dining and a spot's bar and a casual fine dining AND THEN decide which to jump in based on some metric of the business.

It had 3 beds 1 bath, a living room, family room, dining room and kitchen.  1474 sq ft total area.  

It is about 95% new house--we kept the foundation and just a little of the 2x1 framing--and we were able to save about 80% of the wood floors in the original house and extend them into the kitchen/dining room in the addition. 

Mitchell is simply stunning and a vacation haven for rentals.An unrenovated cabin anywhere in this area with a great mountain or water views can easily command $250-$300/night and up.
