I've been listening to many BP real estate podcasts over the last few months and did some research on this area and it doesn't seem like the economy in the area is growing.

With over 20 years in the business and managing 30 properties, here’s my take: I wouldn’t go for multifamily units unless you're looking at 50+ to get the economies of scale.

There has been downwards pressure on rates this year due to the economy. 

Detroit is coming up big time, but it's still flying relatively under the radar.Suburbs are getting increasingly expensive while the city is getting stronger and more attractive to move into.

I want to limit my risk as not knowing where the economy may be going. 

But, if something doesn't change in the economy, they will fall behind on credit cards, then mortgages, and things will begin to fall. 

The covid money is all gone and the economy is so so right now which should keep inflation down and keep the fed pushing rates lower which will help get mortgage rates lower eventually.

In my opinion, the Flock success has nothing to do with their performance but with the general overall US real estate economy.

Greater amounts of leverage may put your equity more at risk if there is a downturn in the economy.
