I think their general stance is going to be to go with whichever comparable property has the greatest degree of similarity in terms of (probably, in this order): location, age built, quality of construction/current condition, and square footage.

@Andrew Liu you did not list the age of the house.

I go to investigate and there is a middle age lady with a nice wrangler (I suspect 35” tires, recovery points, not old (in good shape)).  

Chad aka Coach Carson is an entrepreneur, writer, and teacher who used real estate investing to reach financial independence before the age of 37.

I did that in my teens in age and early twenties hopping to the next greatest thing that would appear to make you richer faster and with less work.

If duties were merely split between operations, capital raising and deal sourcing based on individuals strength and to spread responsibilities, I would be more understanding but that's not the new age model.

My beginning mentors were two RE investor friends who did become retire early from W2 jobs by the age of 40 but they bought their properties in 2014 and going back to the late 1990s.

That being said, my question is how at young age do you make these connections?

Within that area what does your demographic research tell you about the age range?
