I also want to clarify that I do still keep a decent amount of cash - just not enough to cover every single property roof at the same time if that ever happened for some reason.

BUT even then, the contract is valid, it just violated Portland regulations and the owner would owe the tenant the local Relocation Fee (penalty, which is steep).

Both bathrooms need a complete remodel as well as the kitchen, the ceiling in 2 of the bed rooms are bowed (previous roof leak that was fixed) so new ceiling drywall, appliances, flooring, and paint throughout.
