Hi Aaron, I know I wasn't the original poster, but we did end up doing new construction down there in the past year (also purchased cabins before deciding to build). 

Was able to get a meeting with the seller and negotiated using evolving knowledge of construction and deal analysis in addition to discovering seller motivation through direct contact.

Scheduling is the hardest part of construction , good subcontractors are not sitting home waiting for the phone to ring , they are scheduled out weeks if not months ahead of time .

Sometimes occupants still live there and eviction is not easy, and I have even heard a story once that the yakuza are involved in the construction and real estate business and exorted money from buyers through occupants in these properties. 

this is a direct relation to lack of inventory.. new construction on many markets is as robust as its ever been.. we have had spectacular years the last 3 years of course during covid was tough with supply chains but my 500k house I am now selling for 700k and my build cost have gone up by maybe 100k.. so record profits for us..

Hi Everyone,We are business owners (construction co) classified as S corp, 2 members -  paid with W2 income from the business.We deferred salary for 2024 to a Solo 401K. 

I think a good starting point would be looking at the comps in your area (recently renovated or new construction homes) that sold around your desired sale price and in your desired timeframe and taking inspiration from there design choices.
