Yeah, this doesn't work well for an asphalt-shingled roof.

An overlay of shingles on the roof that I believe to be 10 years old (property was sold 2x in 2009 $53K then $110K) I am assuming all renovations happened then.There were other things that seem minor but these "structural issues" concerned the inspector. 

I would like to do board and batten since I have a rustic French countryside type of house (it was formerly stucco and cedar shingles).

Let them become homeowners and then they can drive as many 4 inch steel bolts into their own shingles & decking as they like. 

We took off 3 layers of shingles & 2 layers of cedar shingles on one property & it only leaked because a tree branch went through it.

I'm having new shingles put on a duplex and the roofer has two options:1) BP Mystique 42 Limited Lifetime Warranty Shingles  (base shingles)2) Malarkey Vista 40 yr Warrant Shingles (+$950 upgrade)Roofer figures upgrading from base shingles will extend shingle life from about 20/25 to 35/40 years.
