If you are open to all these things, I think a healthy mix of BRRRR, Flips and maybe a couple turnkey rentals in there - BRRRR is likely the best bet (if you have the time/energy) and can unemotionally pivot some to flips or deploy some capital on great turnkey deals as a secondary strategy

And folks from the mid west would say 3 to 4k and some would say 5k with most folks thinking these days 10k is enough.. and then just as you say work the math backwards at 300 a month which is pretty tough to make if your max leverage and you have your answer of how many houses you have to own and manage.

From what I see on the market, houses are cheaper than most areas in the GTA while rent is still relatively high.Especially if you can find a SFR and convert the basement into a secondary suite, will definitely cashflow positive.

Assuming the cap rate for the area is around 5%, by my math, it would get you to ~$427k . my other assumption is a financing rate of around 4% and even with a 10% bump in rents you would just breakeven.

@Brian QuoI’m not trying to be a troll and honestly trying to help you save, you are doing the math wrong.Appreciation is not counted in ROI because it is not guaranteed.ROI is all the money you put in / annual cash flow.
