The best advice I have is to keep reading keep scouring bigger pockets.

You can scour craigs list and find cash buyers there,look for ads such as we buy houses fast with cash, that is an investor,or attention investor,investor special and so fourth.

Presently, I am having to scour listings that may or may not include current rents and of course GRM should be based on sale price rather than asking price.

I scour the good areas for deals, and mine are all 1% properties that cash flow because I manage the rehab and then property manage (to be fair, they would cash flow if I hired those out, but be much thinner deals). 

Question: I've been scouring my local county assessor's database and have come across properties whose owners are listed as banks.

Since discovering Bigger Pockets less than a week ago, I think I've spent over 20 hours listening to podcasts, scouring the forums, and reading blog posts.
