I can fix almost anything and have experience with electrical, plumbing, flooring, roofing, siding, drywall, etc.

if the roof is halfway through its useful life, then not much to do there. 

Actually, I did attribute the coaching fees over 6 month period and thought it's fair for someone like me with no experience in STR at all to start off and have the resources, design, coach, mentor all under one roof to give it a good shot.

Housing costs and rents are through the roof while incomes have mostly remained stagnant.

I breakdown my budgets by Category (Roofing, Siding, Painting, Electrical, etc.) 

Water leaks, problems under the trailer ie insulation falling, a tub cracking, a new roof, frozen/cracked pipes (usually in January- and plumbing companies simply will not respond to mobile homes), rotting siding, bad exterior doors etc. 

Does it have material defects such as a roof, foundation, heating system issue etc?

It’s older (usually 20-40 years), often don’t have tile roofs or stucco siding and if you ever want to sell, you’re selling to investors as very few are house hacks.
