The condo I'm selling in CA could sell for approximately $600k, and I was thinking of rolling that into 2 condo/townhomes valued at about $250k each, then doing DST for the remaining around $100 for the 1031.

You just hold it, keep it occupied and well maintained, and let the years roll by. 

And how do I roll this into a cheaper mortgage (my dti would be too bad for another conventional).Maybe a lender would be able to consider the electric "working" with the proper inspection?

A lot of things to think about that good agents should be doing for you just in regards to checking open or suspended permits, liens/rolling fines, is the property condemned, any outstanding issues that could be adverse to you.

And even though virtually every sponsor agreement allows me to share investment information with others who might be advising me on it (especially when club members are bound by an NDA), I still ask the sponsor if I can share it, because it's a test.

I did get my GC license which in Oregon is all law so it was simple test for me. so now here we sit 500 or so spec / pre solds later and well its been a wild ride..

Rent roll was ~$8K last month.

Still can be very beneficial for a new investor but personally I think not as good as a service as they had with their exclusive listings where they had inspections already done, rent rolls available, and you can complete the entire offer/acceptance via their platform rather than being handed off to an agent. 

I am days/weeks away from trying it at my personal residence.  3500 sqft but only two people using it, so not sure how good of a test it will be.
