It racks up CPA fees, in my town if the property is in an LLC you need a lawyer to represent you in court for something as petty as a trash ticket.

All previous advice notwithstanding I would recommend you use an attorney if you don't use a Realtor to facilitate, which is not the same as using a Realtor as a fiduciary representative. 

I would approach a couple of Independent Agents (represent multiple companies) that write both Personal and Business Insurance.

If I send a LOI (Letter of Intent) do I still need a representative like a RE Broker for residential properties? 

Is it even legal to charge a broker's fee to a buyer that you are not representing as a listing broker?
