Combine that with one of the lowest cost of living in the country and you've got a recipe for investors that is hard to replicate anywhere else.

I have invested in other areas to maintain diversification and now excited to explore Real estate.My goal for this year is to save enough and buy a single family home by August 2017.I will try to learn and gather as much information as i could in this time frame.2 Year goal (2019)- Own 3 Single Family Homes and automating the whole process of buying and maintaining properties.5 Year Goals() - Own 10 Rental properties, retire from Job and move to a new city replicating the same process.

Refining your process over time is what will make your craft replicable for future deals and future dollars.

I'd also suggest that the BRRR strategy is great, but these numbers in the example are great and are very difficult to replicate these days.

Your timing was very good on your purchases and therefore the returns on those purchases will be very hard to replicate.  

At the end of the day I am just really curious to know if this strategy is even worth the hassle, and if it can be easily replicated so long as the seller wants to sell bad enough and the property has been on the market for a significant amount of time..

Do you think what he did then is replicable now? 

If I were more familiar with how the process is, from beginning to end, I could more easily replicate it, so in that endeavor I'm hoping to work with a Flipper, in a symbiotic relationship, where I find a good deal that they finance, get my cut for finding the deal while they move on to rehab the house. 

We didn't know anything about the market and had to start from scratch, but it was a great learning experience and gave us confidence to eventually replicate the process in other areas. 

My Lakewood 3-family has been an absolute amazing investment - I've learned a ton, and I'd love to replicate the same results in every REI I make.
