One thing I try to remind myself is that enforcing a lease is a LAST RESORT not a first option.

Reminds me of the late 70’s early 80’s when the National Association of Realtors declared that within the next 10 years 50% of the homes sold in the U.S. would be some form of attached housing.  

This list of 300 Brokers being given away and valued at $99 is just another reminder of this.

AG reminded them they had already provided the list to many other people and could just send me the same list...and they did pretty quickly and at no charge. 

I believe the  key to success are the constant reminders to tenants to conserve water (and thus, save money)

In fact it’s not even necessary to send reminders.

Reminder that from the CRE perspective, the following are "single family" homes: condos, single family homes, duplexes, triplexes, and fourplexes.

Kind of reminds me when I basically did the first escalation clauses in my contracts in Charleston SC when i was buying building lots..

100% you should chalk this up to a lesson learned and fix your process to make it better in the future.I tend to remind myself that your tenant is in a situation worse than yours.
