If you consistently analyze properties, recognizing a good deal will be much easier when it shows up.

I recognize this is an older forum that’s been revived but Wholesale JV’s…when I learned there were investors being taught how to lend wholesaler deposits I thought I had seen it all but apparently not….

COCO, a prominent investor in Bali, is one of many who have recognized this potential.

Just to the contrary, I would like to see it recognized and regulated to certain minimum standards.My point was that Wisconsin law is specific about when you need a broker's license and yes, selling a contract is a workaround, but when you read the Wisconsin Statute 452.01 below, tell me again the intention was not to require wholesalers to operate as a broker. 

The structure of the transaction is much more important than is generally recognized.
