Yes, I am in Lisbon and my perspective is optimistic.I think that 2020 will be quite solid due to all the supports and subsidies from banks and government. 2021 will give some discounts and Christmas 2021 will be the turning point for RE to grow up again

Vs her current super-chill life, get's special discounts all over the place for being "too poor" and all the while can work cash jobs when wants extra, keeps her bank account low, plays the game to get here "free ride". 

The issue though will be a lender will not give you 100% acquisition if thats what you are trying to do by getting it at a discount. 

1) cannot qualify for traditional financing2) fears appraisal will come in low3) fears buyer will back out so reduces contingency optionsnote for cash purchase I expect a significant discount.  

But if the lease terms are murky, if renewal conditions aren’t guarenteed, or if the airport authority could dramatically shift the deal down the line, then you should be asking for a discount..or at least some protective clauses in the contract.I’m curious... if you were to step into this kind of leasehold now, how do you think you’d explain the upside to your future buyers or partners when you eventually decide to exit?

I would attempt to negotiate with LL the scope of work required for the discount.  

Listing immediately at a bit of a discount to fill it quick on ST leases to reup in spring.

As I addressed in another discussion, most money in real estate is made by long term appreciation and by improving, repositioning, and stabilizing the property, NOT thru purchasing at a discounted price.  

I would be careful when looking at discount PMs because if they aren't making money, they likely have terrible systems in place for management.
