As an owner you're allowed to manage your own properties.  

Hello, I have a property i purchased for $165k with an ARV of $350k.

The property is unused most of the year. 

I've spent the last 3 years nagging the city to sell me a lot next to my property so I can install a driveway and they've finally agreed.

The bill requires that cities allow up to 10% of the commercial properties (strip malls for example) to be repurposed as multi family residential.

Create rooms within existing square footage, look into ADU properties, etc.
