In as far getting the fire sale...I need this situation to prolong ...get the seller irate.....so that when I suggest a price.

Could i sue him in small claim court if he tried to run away or prolong in refunding me?

This way if it comes to an eviction they won't be able to toss a partial payment in and prolong the eviction process. 

well heres the back story, the seller and her husband had the house on the market for about half a year, because the husband was diagnosed with brain cancer, they wanted to sell the house before he died so the wife and kids didnt have the burden, well he died last month, so the seller is a grieving widow, and having to deal with a scum bag tenant who prolonged the house sale long enough for him to pass before it could complete.

Many small MUH deals are very expensive and rents are being compressed by new construction due to the prolonged period of low interest & cap rates.This is all speculation, but it appears as though the Multifamily sector is getting a little frothy and with the looming interest rate hike I can see cap rates decompressing in the next 1-2 years.
