I have a 3 bedroom 2.5 bath and was thinking of rooming 2 together since I know a private bathroom is a must when rooming with a stranger.

I would take out a private loan on the paid off property to get the other one squared away

If you own the balcony (check CCRs, I have a unit where I don't own my private balcony) then it is all part of the unit.As an owner, you're on the hook for the actions of your tenant.

If you don't have the relationships, hire someone who does.This is why Brian Burke can go “large corporate” while I have to stay “small private”; he has the ability to MANAGE PEOPLE that I do not.  

There are always private money lenders there and people who will partner up on a deal.

However, since the average lifespan of a U.S. company ranges from 10 to 18 years, most private-sector jobs your tenants hold are likely to end within that timeframe.

I don't allow any infomercial-style sales pitches at our meetings (ok, it might not be that bad but I just imagine some events being like an informercial!)  

I think most of the visitors are just looking for a nice private home to enjoy the hill country, which this home would offer.
