Thanks for the info Nick,As I posted above, we were going to go the route of listing it on MLS for, say, 15% less than comps in the area for a quick sale.We were not, however, looking forward to me going up there (with an 8 month pregnant wife :D ) for two weeks to do all the repairs.

Here lies the issue, the wife is pregnant and on disability leave until the middle of September, according to them they have pre-approval from a bank for a loan contingent on her being back to work.

A good friend had a hardship situation (wife pregnant while husband diagnosed with a brain tumor), and was able to modify their loan for 5 years with a simple phone call (that took about 30 minutes).Their rate was cut in half for those 5 years, and they didn't need to provide any proof of financial hardship, though they did need to provide evidence of their ability to pay the modified loan amount.Don't know if this is typical, but it's the only example I know of.

Wouldn't common sense simply tell you that you had to take it out of the pot before planting, but then again, this is the same tenant, that just had her 4 kids taken away and is now pregnant with twins.
