Here lies the issue, the wife is pregnant and on disability leave until the middle of September, according to them they have pre-approval from a bank for a loan contingent on her being back to work.

A good friend had a hardship situation (wife pregnant while husband diagnosed with a brain tumor), and was able to modify their loan for 5 years with a simple phone call (that took about 30 minutes).Their rate was cut in half for those 5 years, and they didn't need to provide any proof of financial hardship, though they did need to provide evidence of their ability to pay the modified loan amount.Don't know if this is typical, but it's the only example I know of.

People do not get the financing, lose their jobs, change their minds, die, get divorced, get maried, get pregnant, etc.

The judge will understand that she is pregnant and will see the previous situation she was in.

To add to the deabeatness of it, the tenant didn't know she was pregnant till 3 weeks ago. yep. and she just gave birth last week.

If we decide to move to another property (eg. if we get pregnant, etc...) in the near future and rent out the guest house as well, how long do we have to live in the guest house to satisfy owner occupant requirements before we can move out?

Given the choice a lot of men would opt for a greater ability to control their ability to get a woman pregnant without the encumberances of a condom.

Wouldn't common sense simply tell you that you had to take it out of the pot before planting, but then again, this is the same tenant, that just had her 4 kids taken away and is now pregnant with twins.

For me it is my kid, I quit cold turkey when my wife told me she was pregnant.
