But like others have said, it's a tough time of year to fill vacancies.

Likely it is just a quit claim deed to your new name, however, also note that some states (ie MI - requires another form to be filled out and it changes our taxes - or can change them....).Get the help you need to make sure it is done right without costing you extra down the road.  

Can I just fill out a grant deed myself and create a loan document and have them both recorded together?

And easier to fill a vacancy when they come up.

First off, find out what you want, and go about finding a market to fill that need, then go about finding an agent in that market.

Building roadways on the property and filling potholes on the dirt road. 

What we do to make up for it is create a private bedroom listing to hit a different target audience to fill in some of those vacancies.

Since this will be a lengthy process I will attwmpt to fill these units up with short term office tenants, or anyone that is looking for storage space. 

In this completive market, it seems as though off-market deals is the only place to really find a "comfortable" position to be in (although completely aware that we are all in a risk filled area of investing).
