Many sophisticated Sellers will want to try and understand which Buyer possesses the highest probability to close and materials like this can certainly assist.  

It takes time, hard work, passion, and dedication - all of which I already possess and use in my everyday life.

I basically do not want to be on the hook as an out of possession landlord for the something the tenant should be responsible for.

Don't know where your rental property is, but in Florida, we have a statute that deals with death of last remaining tenant and the procedures to follow to allow the landlord to take possession of the property and dispose of the tenants personal property.

This helps to protect the landlord in case the tenant later asserts that the landlord took possession illegally.
