Population growth is low, so the long term outlook is unclear. 

They are generally populated by the unscrupulous and the uneducated.  

Of course they're not going to be in Charleston or Clearwater or San Antonio; they're going to be mostly in midwestern areas that are dying for any population growth.

I mean we tracked a 2 mil population metro and were able to buy 1 to 3 a month with 6 full time folks doing nothing but the tracking and door knocking. do it yourself going to be a challenge but hey give it a try see how it works.

We've got strong job growth (tech, healthcare, education), stable population growth, strong rental demand, and plenty of value-add opportunities in multifamily.

Population and economic growth, strong tourism, proximity to other New England cities.

Corona impacts will greatly impact this surplus but it is nice that the state had a $9B surplus.CA, over the last 10 years, had the 2nd largest net population increase of all 50 states (last I looked - I believe it to still be true).
