I'm no appraiser but have plenty of fix and flips as well as new construction but IMO, it will be existing home.

There is plenty of property for sale in Memphis TN that can meet the 1% rule and you wont overpay for it on a "promise" (The inflated profits via the pro-forma they gave you).

These lenders essentially take the profits that rightfully belong to their clients—a practice that is not only unethical but destructive to the industry as a whole.The reality is there are plenty of good deals in the market.
