Lance If you're looking at Cleveland the 1st place you want to start your research is going to be reading The Ultimate Guide to Grading Cleveland Neighborhoods.

I can share you my neighborhood grade map though to help identify different areas if that helps.

I recommend using an A-B grading scale like you see in The Ultimate Guide to Grading Cleveland Neighborhoods to set the parameters of what it is you are looking for.

Sure, once you get to the point where you go to Home Depot, rent a sander, and go over the floor 4 or 5 times with progressively smoother grades, it becomes more manageable.

Most of the basement is below grade.

Vinyl siding limited trim and finish work  builder grade cabs and appliances.. they were basically just big box's on larger lots and thats what is driving the price..

Also grading the surface to force surface water to run away from the foundation even just a few feet can make a difference.
