I want to create a fund that will allow me to purchase distressed homes, fix them up, and sell with owner financing (possibly including a 5 year balloon so as to be able to recapitalize periodically and give investors a shorter horizon).

When wholesaling vacant residential land (city lots or larger residential parcel in rural areas) how long is the due diligence period?

I’m in the redemption period and it will go up 1.5% or $3,300 every 30 days for the next 5 months.

All businesses can hit speed bumps during any growth period. 

Find the market with the best market appreciation over the hold period and you will have found one of the better cash flow markets over that hold period.As for the forced appreciation….  

We rotate locks through our rentals, with a period of non-use for each lock.
