I performed the BRRRR on one property with the intent of attracting an elderly couple (which I did and they love the place).

Lenders that don’t require an appraisal will perform a desktop appraisal but will typically have a very conservative view on the value of the property to protect the company’s investment.

I’ve invested relatively small amounts in “flyers”, and because the invested amount was small in relation to my overall portfolio chose not to perform a thorough due diligence.  

While this job could be performed remotely, working with my peers in person for at least a year is important to me.
