As far as Tile I put the 2nd to lowest tile in a very expensive home, I put it diagonal, gv perception of a more expensive look.

Lots of investors, especially out of state investors, buy here because of the siren song of high returns only to never actually see those returns because of non-paying tenants, continuous repairs and vacancies.

All different flavors of ice cream out there.I have seen some buy to hold and said they would never sell but they had a compelling reason like an offer that came in (knocked their socks off) it was so good or they wanted to recapitalize for more existing property acquisitions or new development projects.If you study business it is mainly about PERCEPTION and MARKETING.

I truly believe Wilmington gets a bad wrap and the perception is much worse than the reality.

I do a lot of SEC 8 and wrote a blog on the perceptions vs realities because I got so tired of typing it over and over every time someone asked.  

There is a perception that cap rate determines value so we need to study and watch cap rate.

We have passed the tipping point with the cultural perception and adoption of the model.

My perception as of today is to not reinvent the wheel.
