Yes you do have to pay PMI when you do this but once you hit 20% equity you can get it removed if you buy with a Conventional loan as opposed to an FHA loan.

It sounds like you've done a lot of the preparation work required to hit the ground running. 

You’re likely not hitting 500 hours (one of the tests) so you’re relying on the 100+ hour and more than anyone else’s time or substantially all the time in the activity.

Also, not sure what relationship you have established with your property manager but typically people hire managers to take care of this part and be tenant-facing.  

All businesses can hit speed bumps during any growth period.
