I have several patio homes in Houston with room to add more. 

I’m thinking about switching to MTR/LTR with furniture included.

The property has great amenities including central heat and air, pet friendly, washer/dryer, great backyard + patio, an upgraded kitchen and bathroom, and upscale furnishings. 

I bought tons of furniture (the intent was a furnished home) and put up ads.

First time posting and getting into the investment scene, I currently have a single family home that was my previous primary, and looking into purchasing my 1st true investment property, trying to find some advice on the financial aspect of the purchase, here's my scenario;Currently going through pre-approval with the builder and I do have liquid assets enough to cover the downpayment for the property (40k) but I do have a car note (41k, 800 monthly, extra 500 to principal monthly) and a Patio upgrade (25k no interest till March 2025).

I'm a furniture repairman for a retail company only located in the north east.

Tenant A would like to leave some furniture behind for Tenant B, and also has said (in writing) that they give Tenant B permission to enter their unit to move things in during the last 2 weeks of their lease.

Pumps break, lights break, and keeping the deck and any deck furniture cleaned also carries costs.

Add some furniture, curtains, park a car in the driveway.

Replace furniture at the first sign that it's getting rickety or soiled.If I was self-managing, I would try to buy something within two hours of where I live.
