I just extended my lease to a 2 year lease because of this success and fully believe that this airbnb will continue to do well.The newly onboarded airbnb:So the new airbnb had a little bit of a rough start, the laundry machine had to be replaced as it stopped working whilst I was testing things out in the home, I had a bit of a higher cost setting up the airbnb, (painted and filled in cracks that were previously present) but to be honest I spent around the same I would have spent if I had to fully furnish the home.

I would have talked to them BEFORE cancelling the painter and given them the option of which way to go, but since you already cancelled the painter I would simply charge them prorated rent for the 5 days until the painting is complete and deduct that from their deposit.

We have minimal resources as far as money goes, but we have a relatively long list of upgrades (window treatments, hardware, light fixtures, paint, etc).

He received quotes to remove the texture ceiling, paint the interior, purchase and install new kitchen cabinets and counters (including completing the design), picked out 2 floorings to get quotes which will be provided this week, and determined furnace is beyond saving (I will likely get HVAC quote for him).  

What color are you painting your stock cabinets?

We painted the outside, cleaned up the backyard, changed the fireplace, changed kitchen countertops and backsplash, added accent wallks.

So its just very physiological warfare against these potential students.. sell them on futures  paint a rosy picture tug at their heartstrings get them all motivated to spend money then let the go at it..

Buy a house that needs cosmetic work, kitchen, bath, flooring, paint, lights etc and fix it up yourself while living in it for a year.

You can use Zillow or rent cast along with others to paint a picture of the area where you want to invest.
