I find it difficult for those that would spend that kind of money to actually make any money in the note bizz. as competitive as it is. and most note investors are ones of means that are looking for consistant cash flow as opposed to owning the 3 t's of rental properties.Could you describe how your making any money in the note business without significant cash to buy notes ...

That said, I'm not completely opposed to sharing ownership if it were mutually beneficial. 

You think through the major systems in the house (roof, exterior or tuck pointing, hvac, plumbing, electrical, unit turns, common areas) and if they are all new you should be good for a few years (5-10). 

No transfer tax should be involved (see Garn/StGermain) as opposed to an LLC transfer. 

Hi Valerie,Theres a few options you could go about, there are a few investors who can blanket the loans but this is going to be more along the likes of hard money, so increased costs.I don't think the seller would be opposed to amending the contract and allowing you to close separately (assuming the SFR is a applicable value).

This is exactly why I believe that most people interested in actively participating in real estate (as opposed to just buying shares in REITs) biggest failure is that they want to skip the 12 - 36 months necessary to learn and experience real estate principles, real estate finance, and real estate law.
