Just running very soft numbers if you used $5K for closing costs and used $20K for a down payment with 5% down on an owner occupied property you could purchase something up to $400K.

It is pretty easy to keep it fully occupied but it does mean I turn away a ton of people who want a lease that doesn't quite fit my requirements. 

On the plus side the rare times a Section 8 tenant moves the unit is in rent ready condition because it hasn't been ignored as occupied for 6-10 years.

My Boulder units have still been 100% occupied, while Longmont and Denver units have had much higher turnover in 2024 than the previous 5 years.

Maybe the biggest "risk" might be the fact that you cannot occupy the property at all so technically if you run into hard times and need to move into the property thats not intended - but no real more risk. 

Also would need to know if the property would be owner occupied or an investment property.
