Most professional investors don't even touch inverse ETFs because they are notoriously hard to value and offer little to no benefits as investments.

The Aerospace industry has a large presence there (and there's also a prison in Lancaster).

Florida is notorious for foreclosure scams and modification scams.I was wondering, however, if any one has had any experience with approaching a distressed homeowner with the following proposal: If they don't want to do a shortsale, and they have little to no equity in the property, I would be willing to take over the deed and the mortgage.

How about "I don't want to lie because it would considered mortgage fraud and I wouldn't do well in federal prison" or "I don't want to lie because it's the wrong thing to do."  

This industry is notoriously old-fashioned, so you'll find that things move slow in some areas.

I know a couple guys in my home town that served 5+ years in a federal prison for this.If you're moving ownership into a land trust that you also control and have no intention of defaulting or selling and avoiding the payoff, it could for sure be argued as positive fraud, but the intent would more likely be for something like asset protection or some kind of investment arbitrage - which could still be fraud.  

One around the corner from me, 800k homes... was a notorious foundation nightmare in a neighborhood full of them... depending on who you asked.... it was 10k or 200k to fix. 

They are notoriously hard to work with. 

They may not have a rental history due to just getting out of prison.
