Thinking about investing in a quadraplex in North Carolina for LTR in a good market that bigger pockets are high on.

The home is in a city called Yuba City which is 40 mins north of Sacramento. 

I keep hopping around from Florida to Nashville to North Carolina, maybe Ohio for the lower price point when I was considering buying more than arbitrage.  

We invest in 38109 on a limited basis when a client requests properties in the area, but further north and east.

I bought my first property in North Jersey at the peak of the 2006 market - came to the closing with no money and walked away with $10,000, still own the home to this day - and it's still possible do near this today - so, it can be done with $50K or less (doesn't mean you should do it that way...) 

Another good alternative would be Bonita Springs, just on the North side of Naples, or Cape Coral as I mentioned above

One friend of mine had a client who recently tried running an Airbnb in a little Craftsman duplex near North Park.
