As for the zip code you mentioned, some of the areas in there are nice due to steady rental demand, you just want to be very careful on the neighborhoods you select as some areas will be better than others.

Not necessarily i could do the 20% down for the right place, but less than 20% would be nice, I’ve been saving for this situation.

So nice service this state has for those of us that hire licensed contractors.

A really nice outdoor patio area seems to be much more desirable than a large space to waste water on if you have grass or landscaping if you're trying to be drought tolerant. 

Looking on AirBnB and VRBO, looks like there are some nice listings.

But now with the joy and headaches of non-metered units, trying to wrangle 3 different set's of persons into playing nice, etc etc.. 

If they aren't doing much business/volume, they will send you a nice looking term sheet, and you will go through hell trying to get the loan closed.
