On my lot where I live, I can have as many kitchens as I want (not sure why I would have extras) and can build a tower, but they won’t let me build an ADU for my mom unless it is connected to the main house.

If you're house-hacking, you can put down as little as 5% (or even 3.5% for an FHA loan).

My recommendation would be to start finding deals and working local REI meetups to see who you can run into. 

I know there are limits on how much you can deduct for each year but my guess is that you would be fine with only one rental.

I am sure the further West you go the more likely that you can make a house hack work.

Just be sure you can afford your next project before jumping in.
