Does anyone have better insight into the cities I named?

The name (former tenant) looked familiar and sure enough when we looked at the credit report there was the debt from us from 2023. 1.

I want to know is it more cost effective or easier to purchase the property alone and put it in a mortgage in our name or purchase the LLC from him that holds the property within it.
