This will be my first home purchase, and I am aiming to invest in multi-family properties.What should I be aware of when purchasing a multi-family property?

I'm looking to exchange a multi-use property I own in the Bay Area for a multifamily property in Phoenix (looking at 15-19 units).

A self-directed IRA or 401k can be a great vehicle for loaning money to others without getting hit with taxes on the interest income.

You might be able to do a 1031 exchange into a duplex or other multi-unit that will break even or appreciate faster.

With only requiring 5% down the money needed is very low compared to the Cash On Cash return you could make on a small Multi Family.

@Ali Hamade generally when you go on-market, as an agent, I'd not only use House Hacking, but also multi-generational living, and even the income producing apartment or whatever your situation is like.

They are currently in the middle of a quarter billion dollar multi use zoning project. 

When it was time for inspections, they told me, I can’t do that and the area is not deemed for multi family- which is a lie because both houses on either side of mine were duplex.
