Here's my situation.I currently live in upstate New York but am looking to move to Texas.

We should be finishing renovations on my unit in the next month and then will be moving to a live-in flip so we can get this one rented. 

Currently, I plan to get landlord insurance, require renters to get renter's insurance, and make some minor improvements and repairs in the house before fully moving out. 

My partner and I have been living in Dutchess for a few years, and are moving a bit north for his work, and are excited at the real estate opportunities this also unlocks. 

I provided washer and dryer, and upon move out, realized the washing machine was completely different. 

Buying a second home for short-term rentals can be a smart move (especially in a vacation hotspot like West Palm Beach), but there are key factors to consider.
