I think your concerns are misplaced though.....If I were you, I wouldn't be concerned about the tenant not paying rent, I would be more concerned about your liability You have had an incident and you now know about the situation....if anything bad happened, you would be in serious jeopardy.I'd focus on getting rid of the front tenant....what does your lease say about all this?

What I don’t remember is how fast misplaced place people seek permanent homes.

I listened to an episode of the short term show with @Avery Carl and she had a guest that rented mid term to people that were misplaced from their houses while insurance claims were being filed on their homes.

(Some people even specialize in selling property that they do not own.)I am not a landlord and have never been one so your attack against everyone who disagreed with you is misplaced.

Try looking for a specific size and type of a metric screw and you'll tear your hair out since the drawers are usually either empty or filled with misplaced items.

My only thought is to ask for a special reconsideration on the basis that according to them they lost/misplaced/didn't receive the info you sent "due to covid".  

In some areas in my market Section 8 will pay $200.00 more than you might be able to get "open market" one of the benefits aside from HAKC picking up a portion or all of the rent is that Section 8 will adjust the subsidized amount should circumstances change in the tenants life ex: loss of job , injury etc , I have not had a lot of issues with section 8 tenants in general , yes there is a yearly inspection but it’s not as bad as a lot of people make it out to be generally if the house is in fair condition , no peeling paint and is safe you shouldn’t have any issues, the biggest issue I have had with Section 8 is actually getting the process started ex : turning in paper work , processing the voucher, paperwork getting misplaced at the main office , so I say with a word of caution turn in everything at once , make copies , and keep your fingers crossed , once the checks start coming don’t give them any reason to touch the file unless absolutely necessary , I might be being a little over dramatic but I have quite a few stories , but once the payments start coming it’s smooth sailing from there !

We did have a lock box as well, and so many people were misplacing keys or locking themselves out.

Once work begins, this also makes it easy for contractors to come in/out of the house without having to worry about a door being left unlocked, key misplaced, or running over to let someone in.
