This is a proven methodology across the industries, and immensely helps in planning, tracking, and controlling the loss of rent when meticulously executed – The data speaks loud and clear, build the data, PLANNING is the KET to CONTROL.

You will just need to be meticulous with the information so it is correct.For option 2.

An excel spreadsheet is also a great and free route to go, just a bit more time consuming and need to be very meticulous with the detail and organization.

Screen meticulously like you would market tenants and include a home visit at their current residence as the last step in the process (again, would do this for market tenants too).  

I've found that if you provide a good quality unit, you can attract great tenants (screen meticulously) and they're not any more work than market tenants (possibly even less because I'm not chasing rent and my tenants are easy to work with).
